Post Montgomery Center
Post Montgomery Center is a multi-tenant high rise located in the heart of San Francisco’s Financial District. It includes One Montgomery Tower and the Crocker Galleria. The Center, designed by Skidmore, Owings, and Merrill, was completed in 1982 and is comprised of 700,000 square feet of office space and 92,000 square feet of retail space. The Galleria is crafted in classic Italian style architecture, with three levels of thirty-five restaurants and shops under an extensive glass arched ceiling. Adjacent to the Galleria are two landscaped Roof Gardens. Public parking facilities and bicycle racks are located on the premises.
Post Montgomery Center has consistently taken a strong pro-active approach to conservation, waste diversion, environmental protection, energy efficiency and ecologically friendly purchasing practices. The building's property manager, Cushman & Wakefield, in partnership with ownership, recognized that commercial buildings have the largest impact on the quality of our environment, more than transportation and industry. The conservation efforts, building system upgrades and environmentally friendly practices and successes achieved at the Center have been consistently recognized by awards such as:
- Energy Star Recognition Award annually since 2001. Post Montgomery Center being one of only five buildings nationwide that has received this recognition since the inception of the Energy Star Program with a rating in 2008 of 96.
- BOMA and EPA’s Earth Award in the large office building category in 2008 for ongoing commitment to conservation, recycling and sustainable operating practices.
- BOMA’s Commercial Recycler of the Year award in the large office building category in 2002, 2003, 2004, 2005 and 2006.
- American Lung Association’s Clean Air Award.
- BOMA Pacific Southwest Region’s Office Building of the Year Award.
- Business Energy Coalition’s Energy Efficiency Program Award annually since the program’s inception in 2004.
In 2008, Cushman & Wakefield registered with the USGBC for LEED EB Certification. Cushman & Wakefield and the building ownership have taken the initiative to meet environmental goals through step-by-step implementation of “going green” at Post Montgomery Center.
- Green cleaning methods, materials and equipment.
- Environmentally Friendly Restroom Supplies that meet US Environmental Protection Agency guidelines for consumer waste.
- A Single Stream Recycling Program that has increased the waste diversion rate to 78%.
- An Electronic Waste recycling program.
- A Title 24 compliant “Cool Roof” was installed on Post Montgomery Tower and Crocker Galleria.
- An energy efficient “light harvesting” lighting system that reduces energy usage for lighting by 20%.
- Post Montgomery Center has initiated a process to “commission” the building to further identify and improve systems and processes to generate further energy efficiencies.
- An education program to engage building tenants in sustainable practices.
- Registered for LEED Certification (Existing Building).
The intent of the overall program is to:
- Reduce energy and water consumption.
- Improve indoor air quality.
- Have a beneficial impact on the health of all building occupants.
- Improve the cleanliness of the property.
- Reduce the building’s detrimental impact on the environment.
These goals have been achieved at Post Montgomery Center by continually implementing additional conservation and sustainable practices to reflect environmental consciousness. Cushman & Wakefield and building ownership will continue to research and implement green practices to maintain its reduced impact on the environment at this premier San Francisco property.
